Preparing Your Property for the Shoot

A well-prepared property makes a stronger listing. Share this checklist with your vendors before the appointment so we can capture the best of every room.

Clear All Worktops

Kitchens should be free of kettles, chopping boards, tea towels and clutter. Clean, empty surfaces make spaces feel bigger.

Let In the Light

Open all curtains and blinds, turn on every lamp and ceiling light. Natural light plus lamps gives the warmest result.

Make Every Bed

Beds dressed neatly, pillows plumped, laundry hidden. Bedrooms are often the weakest photos when rushed.

Hide Personal Items

Family photos, bathroom toiletries, fridge magnets, pet bowls. Neutral rooms help buyers imagine themselves living there.

Tidy Outside

Cut the grass, put bins away, clear pathways, move cars off the drive. The front exterior is the first photo buyers see.

Allow 60–90 Minutes

A full photography + floor plan + EPC appointment takes about an hour. Vendors do not need to be there — our assessor is DBS checked.

Property Flash is a property photography and EPC assessment service operating across Leeds, Bradford and West Yorkshire. Contact: hello@propertyflash.co.uk

What data we collect

When you book through this website we collect via Cal.com:

  • Full name
  • Email address
  • Mobile number
  • Property address and any notes you provide

Why we collect it

To confirm and manage your booking, send appointment reminders, and follow up on the services you have requested. We do not use your data for marketing without your consent.

Who we share it with

Your booking data is processed by Cal.com (scheduling) and stored in Google Calendar. Both act as data processors on our behalf. We do not sell or share your data with any third party for marketing purposes.

How long we keep it

Booking records are retained for up to 2 years for administrative and accounting purposes, then deleted.

Your rights

Under UK GDPR you have the right to access, correct, or request deletion of your personal data. Email hello@propertyflash.co.uk and we will respond within 30 days.

Cookies

This website does not use tracking or advertising cookies. Cal.com embeds may set functional cookies required for the booking calendar to operate.

Changes

We may update this policy. The date above will reflect any changes. Continued use of the site constitutes acceptance.

Services

Property Flash provides property photography, floor plan production, drone photography, walkthrough video, and EPC assessment services to estate agents and property owners across West Yorkshire.

Bookings

Bookings are confirmed once you receive a calendar confirmation from Cal.com. We reserve the right to refuse or reschedule a booking with reasonable notice.

Cancellations & rescheduling

  • Cancellations or reschedules with more than 24 hours notice: no charge.
  • Cancellations within 24 hours: a cancellation fee of 50% of the agreed shoot price may apply.
  • If we cancel due to circumstances on our side (equipment failure, illness), no charge is made and we will rebook at the earliest opportunity.

Payment

Invoices are issued on completion of the shoot. Payment is due within 7 days unless a separate agency agreement is in place. We reserve the right to withhold final image files until payment is received.

Image usage

On full payment, you are granted a licence to use the delivered images for the purpose of marketing the property. Property Flash retains the right to use images in our portfolio and marketing materials unless agreed otherwise in writing.

EPC assessments

EPC assessments are carried out by a qualified Elmhurst-accredited assessor. Certificates are lodged on the national register. We are not liable for delays caused by incomplete access to the property.

Liability

Our liability is limited to the value of the services paid for. We are not liable for indirect losses including lost sales or marketing delays. We are not liable for damage to property caused by pre-existing conditions.

Governing law

These terms are governed by the laws of England and Wales.
